WOW...

A few of us were in Breckenridge this week to meet with our renovation team. The word WOW sums it up pretty well. It is starting to look much more like a resort community than the construction zone it has been for the past 6 months. The construction fence is gone, the piles of construction material have decreased, and much of the work is complete. Travis Construction expressed confidence in getting the certificate of occupancy by the end of October. The main work that needed to be completed before final inspection were: Downspouts installed and heat tape re-connected to get final electrical, Finishing up the remaining railing work, and finishing up stone work. If you have not had a chance to visit Breckenridge recently, I think you will be impressed with the results when you do visit.

There are a few minor areas that will be completed at a later date. Most of the painting is complete. But there are some areas that did not get the final coat before the cold weather set in. Rather than take the risk of painting below the manufactures recommended temperature, the Board requested to put the remaining painting on hold until spring. Most areas are complete and everything has at least one coat so we have the correct colors for the ski season. There are also some new railings and handrails that will be installed, for example at the steps from Buildings A/C towards the hot tub that were not in the original plan. We also will be placing funds in escrow to cover the landscaping required by the Town of Breckenridge, and completing that landscaping when the weather is more cooperative.

You might notice new smoke detectors in the bedrooms of your unit. The fire department required that we install these prior to signing off on the final inspection.

The new WiFi hardware has been installed and will be turned-on shortly.

October 9 message to owners

We are making good progress on the construction and we are still planning to have our occupancy permit on November 1, 2008.

However, we have seen delays in the delivery of the railings which are custom made for Park Place. Without these railings Park Place will not be safe for owners. This means that we will not be able to have owners come to visit their units before October 25. This is a ten day delay from what we had originally planned. Please note that no overnight stays are allowed until November 1, 2008.

We are sorry for any inconvenience that this may cause you but we believe this is in the best interest for the owners and their safety.

Sept 9, 2008 Update

The Board met with the construction team on September 9. It is always impressive to see the progeress as new features are completed. The windows are all installed. The siding installation is nearly complete on A-building, the last of the buildings to get siding. The log newels are almost all installed, and the powder coated steel railings are being installed at a fast pace.  The steel fabricators were on-site welding custom hand rails for our stairwells. There is lots of new stone work that really looks great. And the new entrances are almost done. The trim carpenters are following up with interior trim, and the painters have started their final coats on E, D, C, and B.

Travis Construction expressed confidence that they will meet the November 1 deadline.

August 5 Photos

The following photos were taken August 5 when the Board met with the construction team.

Much of the heavy work on D & E is complete. Painters are in the process of caulking and putting the final coat on D & E. Deck railing steel work is complete on D & E, and the steel fabricator is finishing up the custom railings for the D/E courtyard.

The framing crews have been busy on A/B/C and making good progress. C building windows, siding and decks are nearly complete with some steel remaining. Newels and windows are going in on B, and have started on A in parallel.

The entrances on east and west side of D & E, and west side of B & C are nearly complete except for some minor electrical, stone work, flat work, roofing, and painting. The entrance on the east end of A & B is ready for framing. The footings have been poured and backfilled. The final shipment of timbers for the east A/B entrance should arrive any day now, and soon we will see that entrance built.

The stone mason has made some excellent progress. There are some photos of the new stone work. As the project has come together, we have also made some minor additions in stone work that we feel will enhance the overall finished look.

The pace has really picked up and Travis is confident that they will meet our construction deadline.

Park Place Update July 15, 2008

We are ahead of the schedule for the windows and doors and they are being installed on the A, B and C buildings.

We had the stone crews working over the 4th of July weekend and the stone work looks great.

We are roughly on schedule with the entrances. The enclosures are being built on the east and west side of buildings D and E. The foundation has been poured on the west side ofB and C and work heas started on the entrance itself. The last entrance to be done is the one by A and B. Here we will be pouring the foundations shortly and wood work will begin here once the B and C entrance has been completed.

We are behind on the siding and the railings, but actions are being taken to to get back on schedule by the end of July. We have ijcreased the number oif crews from one to three and more are coming in the next two weeks so we anticipate having over 30 people on site for the siding contractor in addition to the people from Travis. The start of the siding and railing project was slow due to a lot of practical decisions that had to be made to match the design to the actual buildings. Now that these decisions have been made on buildings D and E we are moving faster through buildings A, B and C.

Pete Rouzaud the onsite manager from Travis Construction is confident that the project will come in on time and on budget. So far we are doing well on the costs and we are monitoring the on time part closely. However, we cannot tell you when to start renting yourunits as we do not know when we will get the certificate of occupancy from the Town of Breckenridge.

June 12, 2008 Steel Railings on E building

Three of the board members met with our contractor, owners rep, and architect this week. Things are looking very good in Breckenridge. We got our first look at the fabricated steel railing sections installed on the log newels. They are very impressive - with a nice bold look and feel to them. Siding installation is wrapping up on E building, and has already started on D. The framing crew is working on D-building; getting the dining room window rough openings prepared, and working on the balcony prep for the newels. The crews are slightly behind schedule but have a good plan to bring things back on track... more construction personnell are being brought in from a project completed in Copper Mtn, and the pace of progress on D building is significantly faster than E. Here are some photos of the progress.




May 20, 2008 - E-building Dining Room Windows & Siding

As of May 20, 2008 most of the E-building dining room windows are in and the new siding is going up. Most of the owner-option windows on D&E are also in already as well as the new entry doors. The contractor is starting to install the log newel posts that will anchor the new open railings. There has also been a significant amount of excavation work for the four new entries that are going in.

May 8, 2008 windows start to go in on D & E.

We had our first meeting with the Contractor, Owners Rep, and Architect this week. Things are progressing well towards the schedule and there have not been any significant surprises under the siding that has been removed. This was good news. Installation of owner-option windows has started as well as framing for the new larger dining room windows. Most of the work focuses on D/E Buildings, but they are also getting a nice jump on A/B/C where the courtyard siding and stairwell siding has largely been removed to allow the electrical contractor to run the rough-ins.
